Grwp Gwalia Cyf - "Development of Homes to Meet Demand" (23rd February 2012)

Fifteen new homes are being developed on a parcel of land near Pontardawe with the aim of meeting the need for affordable housing in the area and preserving the village community.

The new homes in Ynysmeudwy will give local people who find it hard to afford to stay in the village, the opportunity to continue living in the area in high quality, affordable accommodation.

Neath Port Talbot County Borough Council’s Housing Strategy department supported Gr┼Áp Gwalia’s bid for social housing grant funding of over £990,000 to build 15 new homes on the site

Stuart Davies, executive director of property development and management at Gwalia said “The land we’re building on actually sits just outside Neath Port Talbot’s unitary development boundary, which means that planning permission for new homes wouldn’t normally be granted. However, because that need for affordable housing was identified, we’ve been able to benefit from the Council’s exception site policy to help maintain Ynysmeudwy’s semi-rural community."

The land is situated adjacent to an existing Gwalia development, Clos Nant Ddu, which was completed in 2009. Construction company, Jehu Group, built the existing homes and are also building the new phase, ensuring the continuity of quality and appearance throughout the site.

Mr Davies continued “On the back of the success of Clos Nant Ddu, we were keen to work with Neath Port Talbot Council and Jehu to build more homes in order to meet the demand for affordable housing in the area.

Leader of Neath Port Talbot Council, Ali Thomas said "Neath Port Talbot Council works closely with our housing association partners and in our strategic housing role we are pleased to have been able to support and facilitate such an important and good quality development.

“These new houses will help meet the need for good quality, accessible affordable homes in Neath Port Talbot. I would like to commend Gwalia and of course our own officers for working so closely and productively to ensure that the scheme has come into being."

The 13 three bedroom homes and 2 two bedroom apartments are due to be completed by December 2012.
